Proposed Annual Preventative
Maintenance Plan |
|
|
|
Air quality audits conform to ASHRAE standard 62-1989. The audit
consists of a walk through inspection to see the condition of the
ventilation ducts: return air plenum (ceiling space), heating, air
conditioning, refrigeration system, ceilings, walls, kitchen exhaust,
systems balanced properly, asbestos and other insulation conditions.
We also have questionnaires for the building manager and employees
to fill out, giving a detailed description of building characteristics,
home and work environment. The price for this service will depend
on the audit requested.
A complete cleaning will be performed including the return air ducts,
housings, coils and blowers. This also includes repairing and encapsulating
insulation. This will be done on an annual basis with an exception
of the coil, which will be clean twice a year. A status report will
be completed and forwarded to the customer every visit. Please find
an example of this report attached.
Filter maintenance program will consist of the existing filters, being
replaced with new filters engineered with Intercept Ant microbial,
which improve indoor air quality. They are EPA registered and environmentally
safe. These filters inhibit microorganisms documented to effect indoor
air quality. The filter will be replaced every two to three months,
depending on their condition.
Ceiling maintenance consists of cleaning the entire ceiling at first
to have a clean surface to begin with. We then have a regular maintenance
schedule cleaning dirt and debris around the diffusers and return
air grills every six months. Every three years, depending on buildup,
the entire ceiling surface should be cleaned.Other maintenance items
that are forgotten and may affect you.Note: These preventative maintenance
programs consists of before and after
pictures to insure that the work needed to be performed
and has been completed.
